Flipping - Principal Place of Residence

What is a PPOR flip?


It’s a strategy people use to renovate and sell a property without paying tax on the profit. Which is a big deal as the reason most people shy away from flipping is the capital gains tax involved.


The rules are it must be your principal place of residence for 12 months or more.


It’s a great way to build up a nice cash base or upgrade the home, like trading up. It also takes the pressure off time wise and if you have the skills you can get a lot done yourself. The downside is living in a construction site and the lack of pressure to get it done sometimes means it doesn’t get done in time. Like anything there are pro’s and cons but I think it’s something worth considering.
